Affordable Housing Requirements

1. Income Eligibility

  • Social Security or disability benefits

  • Unemployment benefits

  • Child support or alimony

  • Retirement or pension income

  • Any other regular source of income

3. Household Size

Eligibility is determined based on total household size. Income limits vary depending on the number of occupants who will reside in the unit.

4. Age Requirement

The head of household must be at least 18 years of age, unless otherwise permitted under applicable law.

5. Citizenship or Eligible Immigration Status

Applicants must be U.S. citizens or have eligible immigration status as defined by federal housing guidelines.

6. Background Screening

Applicants may be subject to screening, which can include:

  • Criminal background checks

  • Rental history verification

  • Review of outstanding debts owed to housing authorities or prior landlords

7. Waiting List Placement

Due to demand, eligible applicants may be placed on a waiting list until a unit becomes available.

8. Rent Determination

Rental rates are typically based on program guidelines and may be calculated as a percentage of the household’s adjusted income, in accordance with applicable housing regulations.

9. Program-Specific Compliance

Applicants must comply with all additional rules and documentation requirements specific to the housing program or property (e.g., Public Housing, Housing Choice Voucher/Section 8, or LIHTC programs).
